Conversion of Victorian 4 storey factory in Conservation Area, for use as a musical instrument showroom, complete with studios and warehouse with repair facilities.
The project included complete stripping out of the existing building, renewal of the roof, damp proofing of the basement, and exposure of all of the internal brickwork and the internal cast iron columns & beams, as well as the structural timber floors.
The building was then re-fitted with new roof, completely re-serviced with new central heating, fire alarm systems and general wiring, new electrics, and new computer & telephone wiring. New low level glazed partitioning was then installed to show off the exposed structure of the building.
Interesting complications with this project included fire proofing of the exposed timber & cast iron work in a way that left all of the structure on show, without compromising the fire proofing of the building. The fire precautions and means of escape in the building were complicated, due to the number of uses within the overall envelope. Compartmentation for fire prevention purposes was agreed in detail with the Fire Officer and District Surveyor in a way that neither compromised the building, nor the client's requirements for the use of it.
The project was carried out on a fast-track programme in 18 weeks, in close consultation with the client, on a negotiated basis.
