The scheme comprised the refurbishment of two shops with main road frontage, the creation of four new flats and 400 sq.ft of new office accommodation at ground and first floor levels.

The original buildings comprised only two shops and two flats, with a redundant hayloft and a small rear parking area. We were able to increase the accommodation principally by means of increasing the parking provision, which allowed more flats to be created and the additional offices.

As the building is in a conservation area, detailed discussions took place with the Local Planners in order to get additional windows at third floor level and in the gables, and for the use of the hayloft as offices.

The floor area of the building was doubled on ground and first floors by means of rear extensions, and the whole of the loft area was brought into use to serve as two additional flats.

All of the existing accommodation was stripped out and fully refurbished, new shop fronts were provided as part of the scheme and independent access was provided to both offices and residential units.

P+R Associates were responsible for devising the scheme in the first place, then increasing the accommodation through negotiations with the Planners. We then managed the scheme, prepared all of the working drawings, obtained Building Regulations Consent, obtained tenders, and managed the scheme through to completion and handover to the tenants.
