Conversion of existing lockhouse and furniture workshops to seven new two-storey houses with roof terraces.

This development included the demolition of out-buildings and temporary structures, followed by the complete rehabilitation of the original buildings on the site, to incorporate new staircase blocks, new garages, new roof structures, new roof terraces, and conservatories.

The project included obtaining new Planning Permissions for the whole of the site, in a very sensitive area with frontage onto the Grand Union Canal, and included negotiations with the London Borough of Islington, British Waterways Board, CEGB, and Thames Water.

Special permissions negotiated included the rights to scaffold over the towpath to the canal for access, new connections to the main drainage systems, and the rights to build over an existing 1.5m. diameter sewer.

Our role included provision of all Planning Drawings and Planning Applications, full working drawings, provision of services drawings, and obtaining Building Regulations Approvals for our builder/developer clients.

Of special interest is the rehabilitation of the Victorian lockhouse boathouse, which was divided into two houses set on three levels with intercommunicating spaces.

Our brief included for the full external works design, including site servicing and site drainage, as well as the design of the external levels and pavings etc, and rehabilitation of the original buildings.

The buildings were finished to an extremely high standard, with hardwood timber flooring, open plan high tech kitchens, and steel and glass handrailing to open wells and staircases.
