Construction of 14 new two bedroom flats of approx. 800 sq.ft each, and one studio flat of 400 sq.ft.

The site was created by the demolition of two bungalows which had the benefit of a very deep site and a broad road frontage. Our brief included the demolition and the design of the buildings from scratch, including negotiations with the London Borough of Barnet on the size and content of the development.

Our developer client purchased the first of the bungalows and then did a joint venture deal with the owner of the second bungalow, allowing all of the planning and construction drawings to be prepared before the original owner moved out.

Particular features of the site were the courtyard parking and access for fire appliances under the first floor accommodation.

The buildings were constructed as three blocks with separate staircases, while specifications were relatively basic with a view to selling on to a housing association.

Our involvement was from inception of the scheme through the Planning process and including all working drawings and servicing of the site up to tender stage, following which the site was sold on. We were retained as consultants until completion.
